A flat roof repair is typically over a garage or an extension.

Sometimes long-term unattended plant growth creates a water penetration facility which allows water to attack the timbers beneath the felt. The timbers can often be treated and remain in situ, but there are occasions when the timber will need to be repaired, by cutting out and replacing the rotten roof timbers, or on rare occasions, total replacement.

Most tiled or slate roofs are built to have a life of at least 25 years, the majority of works required to these types of roofs is to repair loose tiles or slipped slates.

Sometimes water penetration can be caused by badly fitted lead flashings, whereas the roof tiles or slates may be perfectly adequate.

At times, it becomes more financially feasible to completely replace the roof tiles. In some instances, the existing tiles or slates can be reused.

Below the roof tiles usually sits roofing felt pinned to the rafters with battens. Sometimes this is damaged and needs to be replaced.

In rare occasions, some or all of the roof timbers are defective, and typically a surveyor will identify this during a survey. A homeowner may get an indication by looking at the roof and identifying any unusual 'dips' or 'curves' in the roof line.

When using new tiles or slates, it is considered essential to match them to existing tiles or slates, not only in terms of colour and size, but also weight.

The lead flashing usually sits around the base of the chimney and along areas where roof tiles meet other areas

Sometimes the lead flashing is not fixed well, and can be refixed, other times storm damage or general wear and tear will create the need for new lead flashing.

The obvious signs of defective lead flashing is damp at ceiling/wall level just below the joint, or damp in the loft space.

Guttering

Jakeman Roofing Services replace guttering, guttering clips and rainwater pipes where necessary.

Guttering takes the flow of rain water from the roof and sends it along the guttering to the rainwater pipe which takes the water down to street level or to a drain.

The most common issue with guttering is that it gets blocked with debris and plant growth. Sometimes the plant growth in the guttering begins to attach itself to tiles and as debris accummulates, the tiles begin to 'lift' and become insecure.

This type of blockage can also cause water to fall continuously when raining on to a particular part of the brickwork below, and create damp in that area

Defective/leaking guttering can cause the soffit boards to rot, we also replace these where necessary.
